First-Time Buyers in Avery Ranch

Plain answers on the Texas contract, the two deposits and what your budget buys, before you're asked to sign anything.

First-Time Buyers in Avery Ranch: what's different here

A first home in Avery Ranch is a lot of new vocabulary at once, and a few local details that matter more than the listing photos. Avery Ranch's school assignments are a patchwork of Round Rock ISD and Leander ISD, with a new high school planned on Pearson Ranch Road, so every address gets checked.

I'd rather you learn each step before you need it, so nothing at the closing table is a surprise.

Why Avery Ranch buyers work with me

I've lived in Northwest Austin since 1976, and much of my recent business has been along the Parmer and 183 corridors as buyers follow the jobs north. I've worked with several first-time buyers in the past year. The thing I see most often is a first home judged on photos instead of condition, and in Avery Ranch condition matters.

How I handle it in Avery Ranch

  • Start with the budget: a local lender I trust, and a look at Texas down payment programs through the Texas State Affordable Housing Corporation and the Texas Department of Housing and Community Affairs.
  • Learn the contract first: the option fee, the earnest money and the deadlines. What to know first.
  • Look past the photos at roofs, AC, plumbing and the lot.
  • After closing, file your Texas homestead exemption to lower the property taxes on your home.

Frequently Asked Questions

How much do I need to buy a first home in Avery Ranch?

It depends on the loan and the home. A lender can give you real numbers, and Texas has state programs that help buyers who qualify.

What's the difference between the option fee and earnest money?

The option fee buys the right to end the contract for any reason during the option period. Earnest money is held at the title company and is what you risk if you back out the wrong way.

Avery Ranch

What first-time buyers looks like in Avery Ranch

A large 2000s and 2010s master-planned community off Parmer, built in many sections by many builders.

The homes
A large master-planned community in 78717, built mostly in the 2000s and 2010s, in many sections. East of Parmer came first: Avery Ranch The Reserve, Avery Estates, Avery South, Avery Ranch North, Avery Brookside, Avery Creekside and Avery Parkside. There the builder quality rises from the back, toward Brushy Creek, up to the front near Parmer. Drees Homes built The Reserve and Avery Estates, the nicest sections; Avery Brookside was a mix of Drees and Hammonds Homes; Avery Creekside was mainly Morrison Homes; Avery South was mainly Ryland Homes; Avery Parkside was first built by Continental Homes, Morrison Homes and Partners in Building, then D.R. Horton; and Avery East was Continental/D.R. Horton. (Milburn, Continental and D.R. Horton are effectively one builder: D.R. Horton acquired Continental, which had taken over Milburn, around 1998, and locals still often say "Milburn.") West of Parmer was built later and is mostly D.R. Horton, including some attached homes. Many similar homes come on the market at the same time.
Schools people ask about
A patchwork, so check every address. East of Parmer is mostly Round Rock ISD: Patsy Sommer Elementary then Cedar Valley or Pearson Ranch Middle, or Elsa England Elementary then Pearson Ranch Middle, all to McNeil High School. Some east-side sections are Leander ISD instead (Rutledge Elementary, Henry or Stiles Middle, Vista Ridge High). Avery Ranch West and Far West are mostly Leander ISD: Rutledge Elementary, then Henry or Stiles Middle School, then Vista Ridge High School; some sections south of Avery Ranch along Staked Plains Drive go to Round Rock ISD's Purple Sage Elementary, Pearson Ranch Middle and McNeil. A new high school is planned on Pearson Ranch Road, so boundaries may be redrawn.
Getting around
Parmer Lane is the daily route, and the Apple Parmer campus is close by.
Nearby
A golf club, multiple pools and amenity centers, and trails.
The trade-off
Newer and more uniform than the established neighborhoods to the south: predictable, but less varied, and buyers have plenty of similar homes to compare against.
