Buying a home in Northwest Austin
A consultation first, a lender you trust, and a search built around the life you described, not everything on the market.
What buying here looks like now
Buying in Northwest Austin today means more choice than buyers had a few years ago, and more homework. Schools can change from one street to the next. A home on a busy road and one two blocks over can be very different purchases at the same price. And in the established neighborhoods, the condition of a 1980s house matters as much as its square footage.
My buyers are a mix: people relocating for work who need the right part of Austin quickly, and people who have lived here for years and are making their next move. Both get the same thing from me, a clear read on what they're looking at and a recommendation they can take or leave.
Set up a buyer consultation
How I work with buyers
The full plan is on how I help you buy a home. The short version:
- A consultation first, by phone, video or in person, before we look at anything. See getting ready.
- The ground rules explained, from what your budget buys to the Texas option fee and earnest money. See what to know first.
- A short list instead of everything on the market, chosen around what you told me you need. See how the search works.
- An offer built to close, and a calm run from contract to keys. See offer to closing.
What you get
- My buyer guides and buyer video series before we start.
- Introductions to a handful of local lenders I trust, if you don't already have one.
- A light one-day agreement for our first day out, so you're not tied in unless we're a good fit.
- Someone who will point out the busy road, the sloped lot and the dated update before you fall for a house.

Frequently Asked Questions
Do I need to be pre-approved before we look?
It isn't a hard rule, but I generally wait for it. Knowing what you can afford tells us what to see.
Do I have to sign a long agreement?
No. Texas requires a written buyer agreement, and I usually start with a one-day agreement for our first day out. If we're a good fit, we sign a longer one after that.
Can you help me find homes that aren't listed?
Sometimes. Knowing the neighborhoods well means I sometimes hear about homes before they go on the market, and I've helped buyers close on off-market homes.
