Selling and Buying at the Same Time in Canyon Creek
Selling one home and buying the next, with the order, the money and the move worked out before you commit to either.
Selling and Buying at the Same Time in Canyon Creek: what's different here
Selling one home and buying the next starts with one question: sell first or buy first? Canyon Creek is a common move-up from Anderson Mill and the older neighborhoods closer in: the same kind of home as Spicewood Estates, but newer.
The answer depends on how much of your next down payment is in your current home and what carrying two homes for a while would cost.
Why Canyon Creek buyers work with me
I've lived in Northwest Austin since 1976, and much of my recent business has been along the Parmer and 183 corridors as buyers follow the jobs north. When I run both sides of a move, the dates line up because one person is planning them. Canyon Creek buyers are comparing newer, larger homes in a preserve setting, so greenbelt lots, updates and the HOA's amenities have to come through in the marketing.
How I handle it in Canyon Creek
- Sell first to free up equity, with a possible short stay after closing negotiated with the buyer.
- Buy first to move once, with a bridge loan or line of credit your lender can price.
- A sale contingency, written well, when the market allows it.
- One plan for both homes. How I sell and how I help you buy.

Canyon Creek
What sell and buy at once looks like in Canyon Creek
A 1990s and 2000s master-planned community in 78726, with a deep amenity set, a nature trail and two school districts.
- The homes
- A master-planned community of about 2,440 homes in 78726, built mostly from the mid-1990s into the 2000s: the Spicewood/Balcones kind of home, but newer and larger. Even so, many original roofs, AC systems and water heaters are now near the end of their service life. One HOA with tighter architectural rules than the older neighborhoods and a deep amenity set: pools, tennis and pickleball, basketball, a soccer field, playgrounds and trails.
- Schools people ask about
- Split between two districts. Part of Canyon Creek is Round Rock ISD: Canyon Creek Elementary, Grisham Middle School and Westwood High School. Part is Leander ISD: Grandview Hills Elementary, Four Points Middle School and Vandegrift High School. Both are strong pathways, but Leander ISD families should weigh the daily drive down 620 toward the 2222 area. Confirm by address.
- Getting around
- Roughly bounded by 2222, 620, Anderson Mill Road and a tributary of Bull Creek.
- Nearby
- The Canyon Creek nature trail runs through the neighborhood, with Balcones Canyonlands Preserve land and the St. Edward's Park greenbelt loosely behind it.
- The trade-off
- Newer, larger homes in a scenic setting, but farther out and more enclosed, with a longer drive to central Austin. Homes backing to greenbelt carry a premium but bring slope, drainage and tree questions.
