Living in Canyon Creek
A 1990s and 2000s master-planned community in 78726, with a deep amenity set, a nature trail and two school districts.
Living in Canyon Creek
Canyon Creek is a master-planned community of about 2,440 homes in 78726, roughly bounded by 2222, 620, Anderson Mill Road and a tributary of Bull Creek. It was built mostly from the mid-1990s into the 2000s.
The easiest way to describe it: it's what buyers look for when they want the kind of home they'd find in Spicewood Estates or Balcones, but newer and larger.

How I serve Canyon Creek
I help move-up buyers and relocating buyers decide whether Canyon Creek's newer homes are worth the longer drive, and I help sellers stand out in a neighborhood where similar homes often list at the same time.

The HOA and amenities
Canyon Creek has one HOA with tighter architectural rules than the older neighborhoods and a deep amenity set: pools, tennis and pickleball courts, basketball, a soccer field, playgrounds and trails. The Canyon Creek nature trail runs through the neighborhood.
For buyers who want the neighborhood kept looking the same year after year, the HOA is a plus. For buyers who want more freedom with their own house, it's worth reading the deed restrictions first.
Homes and schools
Even here, the original homes are now old enough that many roofs, AC systems and water heaters are near the end of their service life. Homes backing to greenbelt carry a premium but bring slope, drainage and tree questions.
Canyon Creek is split between two school districts. Part of it is Round Rock ISD: Canyon Creek Elementary, Grisham Middle School and Westwood High School. Part is Leander ISD: Grandview Hills Elementary, Four Points Middle School and Vandegrift High School. Both are strong pathways, but Leander ISD families should weigh the daily drive down 620 toward 2222. Confirm by address.
Getting around and everyday life
620 and 2222 carry most trips, with 183 and Anderson Mill Road to the east. Central Austin is a longer drive than from the neighborhoods closer in, and the neighborhood feels more enclosed as a result.
The setting is the reward: Balcones Canyonlands Preserve land and the St. Edward's Park greenbelt sit loosely behind the neighborhood, and the nature trail is right inside it.
