Living in Spicewood Estates & Balcones

Wooded hills west of 183 between Spicewood Springs Road and Anderson Mill Road, with larger lots and Balcones Country Club at the center.

Living in Spicewood Estates & Balcones

Spicewood Estates sits in the wooded hills west of 183, between Spicewood Springs Road and Anderson Mill Road. Locals count the pockets around it, like The Park at Spicewood Springs and "the Mountain," as part of the same area, and Balcones Village wraps around Balcones Country Club next door.

This is home for me. I grew up in Spicewood Estates from 1976, went to Spicewood Elementary, Canyon Vista and Westwood, and have lived on the Mountain since 2004. When I talk about these streets, I'm talking about my own neighborhood.

How I serve Spicewood Estates & Balcones

Many of the sellers I help here have owned their homes for decades, and many are planning their next move at the same time. I've sold a family home here through an estate sale and probate, and I help buyers who want the land and trees that newer neighborhoods can't offer.

Sections and pockets

  • Spicewood Estates: wooded hills with larger lots, many a quarter-acre or more, and a mix of original and updated homes.
  • The Mountain and The Park at Spicewood Springs: pockets locals count as part of the area. Much of this side feeds Laurel Mountain Elementary.
  • Balcones Village: built around Balcones Country Club starting in the 1970s, with golf-frontage and view lots that carry a real premium over interior streets.

One thing every Balcones Village buyer should know: the club's Spicewood golf course is closed. The Balcones Course is still active. That makes two very different kinds of golf-frontage homes in the same neighborhood, and it's a lot-by-lot question. Club membership is separate from buying a home.

Homes and housing types

Expect established single-family homes on generous, irregular lots under mature trees. Some have been fully updated and some are close to original, so condition varies a lot from street to street. Many homes have had one owner for a long time, which often means a dated kitchen on a great lot.

The hills are real but mostly gentle. Some streets have slopes, while most of the neighborhood sits on broader high ground rather than steep terrain.

Schools are Round Rock ISD. Much of the area feeds Spicewood Elementary, Canyon Vista Middle and Westwood High. Part of it, including the Mountain and The Park at Spicewood Springs, feeds Laurel Mountain Elementary instead. Confirm by address.

Getting around and everyday life

The main road is 183, and MoPac is a good ten minutes or more away. Most work and errands don't need I-35. Balcones Village sits closer to the 620 side.

The back of the neighborhood meets the upper Bull Creek canyonlands, part of the Balcones Canyonlands Preserve. A trail runs from Spicewood Springs Road through St. Edward's Park and into a bird sanctuary, coming out near the top of Jester Estates. There's no neighborhood pool, but there are City of Austin tennis courts and a park nearby, and a city pool off Spicewood Springs Road.

The trade-off: less day-to-day shopping close by than in Great Hills.
