Living in Great Hills
The hilliest corner of Northwest Austin, wrapped around Great Hills Country Club near the 183 and Loop 360 interchange.
Living in Great Hills
Great Hills sits near the 183 and Loop 360 interchange, one of the best-connected corners of Northwest Austin. The Arboretum, the Great Hills office corridor, the Domain and the North MoPac tech corridor are all close, and the Apple Parmer campus is within reasonable reach.
It's also the hilliest neighborhood in this part of town. The streets go up and down, up and down, with far fewer level stretches than Northwest Hills or Spicewood Estates.

How I serve Great Hills
Great Hills draws both longtime owners and relocating buyers who want to be close to everything. I help sellers price hillside, view and golf-course homes realistically, and I help buyers sort out which side of the school line a house is on before they fall for it.

The club and the neighborhood
Great Hills wraps around Great Hills Country Club, which dates to 1973 and has been member-owned since 1985. It has 18 holes, eight lighted tennis courts, and a reported $22.3 million course and clubhouse project approved by the membership. Membership is a separate application with its own dues. Buying a home here doesn't include it.
Prices span a wide range, from entry-level condos and townhomes to substantial homes near the club and the Arboretum.
Homes and housing types
The original sections were built mostly from the 1970s through the 1990s, with updates and rebuilds scattered throughout, so condition varies a lot from house to house. Expect classic hillside character: elevation changes, view lots, and golf-course lots that carry a premium.
Schools are split by address. The Round Rock ISD side feeds Caraway or Laurel Mountain Elementary, then Canyon Vista Middle and Westwood High. The Austin ISD side feeds Davis or Hill Elementary, then Murchison Middle and Anderson High. Confirm with the district's own boundary tool.
Getting around and everyday life
Very little here is far away. The Arboretum is around the corner, and 183, 360 and MoPac go almost anywhere you need. Compared with Balcones Village, Great Hills is the more connected of the two country-club neighborhoods, while Balcones Village is quieter and more tucked away.
The trade-off is the terrain: Great Hills has the most up-and-down streets in Northwest Austin, which buyers either love or don't.
