Downsizing in Jester Estates
Help with the whole move, not only the listing: sorting, haul-off, timing and the Texas tax rules that come with it.
Downsizing in Jester Estates: what's different here
Downsizing from a Jester Estates home is usually a life decision more than a market one. Multi-level floor plans are common in Jester, so for many long-time owners the reason to move is the stairs.
The listing is the easy part. What makes the move work is everything around it: sorting, deciding what to fix, and timing the sale around the next home.
Talk about Jester Estates
Why Jester Estates sellers work with me
I grew up in Northwest Austin, have lived here since 1976 and have lived on the Mountain in the Spicewood Estates area since 2004. I hold the SRES designation, Seniors Real Estate Specialist, and I do whatever the move actually needs, including haul-off, vendors and sometimes the paint brush. Jester homes sell on setting, privacy and the views from Jester Point, and slope, retaining walls and drainage need attention before a buyer's inspector finds them.
How I handle it in Jester Estates
- Sorting and placing belongings, and coordinating haul-off for what nobody wants.
- Deciding what's worth fixing before listing in Jester Estates, so you don't spend money that won't come back.
- The Texas tax questions: the over-65 school tax ceiling can transfer to a new homestead as a percentage, and the federal home-sale exclusion has limits. Confirm both with a CPA. More on downsizing.
- Timing around the next home, whether that's assisted living, a smaller house or a move closer to family.

Frequently Asked Questions
Do I need to update my Jester Estates home before selling?
Usually not much. I'll tell you which repairs are likely to pay you back and which to leave for the buyer.
Will I lose my over-65 tax freeze if I move?
Not necessarily. Texas lets you transfer the over-65 school tax ceiling to a new homestead as a percentage. Confirm the numbers with the appraisal district and a CPA.
Jester Estates
What downsizing looks like in Jester Estates
A wooded hillside neighborhood off 2222, backing to preserve land, with the Jester Club's pool and tennis courts.
- The homes
- About 900 or more homes, built mostly in the 1980s and 1990s by national and regional builders, from ranch homes on quarter-acre lots to large custom multi-level homes on an acre or more, many backing to woods and preserve. Multi-level floor plans are common because the lots demand them. Jester Point holds the higher lots and the long Hill Country views. The Jester Club is separate from the Jester HOA: membership runs about $300 a year for the pool, two lighted tennis courts on Jester Boulevard, a basketball court, a pavilion and a playscape with a zipline.
- Schools people ask about
- Austin ISD, not Round Rock ISD: Hill Elementary, then Murchison Middle School (IB Middle Years) and Anderson High School (IB).
- Getting around
- The main entrance is Jester Boulevard off 2222; a back entrance comes in off Loop 360 through the Lakewood neighborhood. Quick access to the Arboretum and the Great Hills office corridor, a straightforward run to the Domain, and a manageable drive to the Apple Parmer campus.
- Nearby
- The West Bull Creek greenbelt and Balcones Canyonlands Preserve land along Bull Creek. A trail from Spicewood Springs Road runs through St. Edward's Park and a bird sanctuary and comes out near the top of Jester Estates. Many lots back to protected land that cannot be built on.
- The trade-off
- Quiet, wooded and private, with no retail and no through road. Steep lots bring complex foundations, retaining walls and drainage that need careful inspection, and multi-level plans matter for anyone planning to age in place.
