Living in Jester Estates

Jester is a wooded hillside neighborhood in 78750, entered through Jester Boulevard off 2222, with a back way in off Loop 360 through the Lakewood neighborhood. It has no retail and no through road, which is a big part of its appeal: it's quiet, green and private, and many lots back to protected land that can never be built on.

The neighborhood includes Jester Estates and the higher Jester Point section, where the lots look out over the Hill Country.

How I serve Jester

Jester homes are some of the hardest in Northwest Austin to price by formula, because the lot, the slope and the view vary so much. I help sellers present those strengths honestly and help buyers understand what a steep lot means for inspections and long-term upkeep.

Jester Estates and Jester Point

There are about 900 or more homes here, built mostly in the 1980s and 1990s by national and regional builders. They run from ranch homes on quarter-acre lots to large custom multi-level homes on an acre or more. Jester Point holds the higher lots and the long views.

The Jester Club is separate from the Jester HOA. Membership is optional and runs about $300 a year for the pool, two lighted tennis courts on Jester Boulevard, a basketball court, a pavilion and a playscape with a zipline.

Homes and housing types

Multi-level floor plans are common because the lots demand them. That's worth thinking about for anyone planning to stay in the home as they age. Many homes have solid bones from their era, with good square footage and mature landscaping, and interiors that may want a kitchen and bath refresh.

Steep lots bring complex foundations, retaining walls and drainage systems, and on Central Texas clay soils, water management matters. Those deserve a careful inspection.

Jester is Austin ISD, not Round Rock ISD: Hill Elementary, Murchison Middle School (IB Middle Years) and Anderson High School (IB). Buyers who have been researching Westwood sometimes assume otherwise, so it's worth saying plainly.

Getting around and everyday life

From the neighborhood you have quick access to the Arboretum and the Great Hills office corridor, a straightforward run to the Domain, and a manageable drive to the Apple Parmer campus.

The outdoors is the daily draw. The West Bull Creek greenbelt and Balcones Canyonlands Preserve land border the neighborhood, and a trail from Spicewood Springs Road runs through St. Edward's Park and a bird sanctuary to the top of Jester Estates.
