Selling a Home During Divorce in Jester Estates
A calm, even-handed sale when two owners have to agree, with both of you kept informed at every step.
Selling a Home During Divorce in Jester Estates: what's different here
Selling a home in Jester Estates during a divorce has every usual question, plus two owners who both have to agree. Jester homes sell on setting, privacy and the views from Jester Point, and slope, retaining walls and drainage need attention before a buyer's inspector finds them.
The sale goes best when both of you see the same information at the same time, and when the agent is plainly working for the sale rather than for one side.
Talk about Jester Estates
Why Jester Estates sellers work with me
I grew up in Northwest Austin, have lived here since 1976 and have lived on the Mountain in the Spicewood Estates area since 2004. I've helped sellers through this in the past year, and I know it's rarely only about the house. Often both owners are also planning a next home. Moving up in Jester usually means Jester Point and the higher lots with Hill Country views.
How I handle it in Jester Estates
- The same updates to both owners: pricing, showing feedback, offers and the Monday Morning Market Update.
- Pricing you can both see the reasoning for, built on Jester Estates sales. How pricing works.
- Working alongside both attorneys so the listing, the contract and the proceeds follow your agreement or decree. Texas is a community property state, and those are legal questions for them.
- Practical help with prep when one owner has already moved out.

Frequently Asked Questions
Who do you take direction from in a Jester Estates divorce sale?
Both owners, equally. Everything I send goes to both of you, and decisions follow your agreement or the court's order.
Is this legal advice?
No. I'm a broker, not an attorney. I work alongside your attorneys.
Jester Estates
What divorce sale looks like in Jester Estates
A wooded hillside neighborhood off 2222, backing to preserve land, with the Jester Club's pool and tennis courts.
- The homes
- About 900 or more homes, built mostly in the 1980s and 1990s by national and regional builders, from ranch homes on quarter-acre lots to large custom multi-level homes on an acre or more, many backing to woods and preserve. Multi-level floor plans are common because the lots demand them. Jester Point holds the higher lots and the long Hill Country views. The Jester Club is separate from the Jester HOA: membership runs about $300 a year for the pool, two lighted tennis courts on Jester Boulevard, a basketball court, a pavilion and a playscape with a zipline.
- Schools people ask about
- Austin ISD, not Round Rock ISD: Hill Elementary, then Murchison Middle School (IB Middle Years) and Anderson High School (IB).
- Getting around
- The main entrance is Jester Boulevard off 2222; a back entrance comes in off Loop 360 through the Lakewood neighborhood. Quick access to the Arboretum and the Great Hills office corridor, a straightforward run to the Domain, and a manageable drive to the Apple Parmer campus.
- Nearby
- The West Bull Creek greenbelt and Balcones Canyonlands Preserve land along Bull Creek. A trail from Spicewood Springs Road runs through St. Edward's Park and a bird sanctuary and comes out near the top of Jester Estates. Many lots back to protected land that cannot be built on.
- The trade-off
- Quiet, wooded and private, with no retail and no through road. Steep lots bring complex foundations, retaining walls and drainage that need careful inspection, and multi-level plans matter for anyone planning to age in place.
