Investment Property in Jester Estates: what's different here

A rental in Jester Estates is a business decision that happens to come with a kitchen. Jester's steep lots and multi-level homes make a careful inspection essential for any investor, and the neighborhood has no retail and no through road.

Texas has no state income tax, but property taxes are high, so the tax bill and insurance often decide whether a rental works.

Why Jester Estates buyers work with me

I grew up in Northwest Austin, have lived here since 1976 and have lived on the Mountain in the Spicewood Estates area since 2004. My wife, Heather, and I own short-term rentals ourselves, in Spokane and Punta de Mita, so I look at a property the way an owner does. Jester is Austin ISD (Hill, Murchison, Anderson), wooded and quiet, with lots that back to preserve land and an optional Jester Club separate from the HOA.

How I handle it in Jester Estates

  • The numbers before the showing: rent against taxes, insurance, HOA dues and likely repairs.
  • The rules: HOA leasing limits and short-term rental rules, checked before you commit.
  • Condition: roofs, AC, water heaters and plumbing, judged by the home's era.
  • 1031 timing: 45 days to identify and 180 days to close, planned with your exchange company and CPA. More on investing.

Jester Estates

What investment property looks like in Jester Estates

A wooded hillside neighborhood off 2222, backing to preserve land, with the Jester Club's pool and tennis courts.

The homes
About 900 or more homes, built mostly in the 1980s and 1990s by national and regional builders, from ranch homes on quarter-acre lots to large custom multi-level homes on an acre or more, many backing to woods and preserve. Multi-level floor plans are common because the lots demand them. Jester Point holds the higher lots and the long Hill Country views. The Jester Club is separate from the Jester HOA: membership runs about $300 a year for the pool, two lighted tennis courts on Jester Boulevard, a basketball court, a pavilion and a playscape with a zipline.
Schools people ask about
Austin ISD, not Round Rock ISD: Hill Elementary, then Murchison Middle School (IB Middle Years) and Anderson High School (IB).
Getting around
The main entrance is Jester Boulevard off 2222; a back entrance comes in off Loop 360 through the Lakewood neighborhood. Quick access to the Arboretum and the Great Hills office corridor, a straightforward run to the Domain, and a manageable drive to the Apple Parmer campus.
Nearby
The West Bull Creek greenbelt and Balcones Canyonlands Preserve land along Bull Creek. A trail from Spicewood Springs Road runs through St. Edward's Park and a bird sanctuary and comes out near the top of Jester Estates. Many lots back to protected land that cannot be built on.
The trade-off
Quiet, wooded and private, with no retail and no through road. Steep lots bring complex foundations, retaining walls and drainage that need careful inspection, and multi-level plans matter for anyone planning to age in place.
