First-Time Buyers in Jester Estates
Plain answers on the Texas contract, the two deposits and what your budget buys, before you're asked to sign anything.
First-Time Buyers in Jester Estates: what's different here
A first home in Jester Estates is a lot of new vocabulary at once, and a few local details that matter more than the listing photos. Jester is Austin ISD (Hill, Murchison, Anderson), wooded and quiet, with lots that back to preserve land and an optional Jester Club separate from the HOA.
I'd rather you learn each step before you need it, so nothing at the closing table is a surprise.

Why Jester Estates buyers work with me
I grew up in Northwest Austin, have lived here since 1976 and have lived on the Mountain in the Spicewood Estates area since 2004. I've worked with several first-time buyers in the past year. The thing I see most often is a first home judged on photos instead of condition, and in Jester Estates condition matters.
How I handle it in Jester Estates
- Start with the budget: a local lender I trust, and a look at Texas down payment programs through the Texas State Affordable Housing Corporation and the Texas Department of Housing and Community Affairs.
- Learn the contract first: the option fee, the earnest money and the deadlines. What to know first.
- Look past the photos at roofs, AC, plumbing and the lot.
- After closing, file your Texas homestead exemption to lower the property taxes on your home.

Frequently Asked Questions
How much do I need to buy a first home in Jester Estates?
It depends on the loan and the home. A lender can give you real numbers, and Texas has state programs that help buyers who qualify.
What's the difference between the option fee and earnest money?
The option fee buys the right to end the contract for any reason during the option period. Earnest money is held at the title company and is what you risk if you back out the wrong way.
Jester Estates
What first-time buyers looks like in Jester Estates
A wooded hillside neighborhood off 2222, backing to preserve land, with the Jester Club's pool and tennis courts.
- The homes
- About 900 or more homes, built mostly in the 1980s and 1990s by national and regional builders, from ranch homes on quarter-acre lots to large custom multi-level homes on an acre or more, many backing to woods and preserve. Multi-level floor plans are common because the lots demand them. Jester Point holds the higher lots and the long Hill Country views. The Jester Club is separate from the Jester HOA: membership runs about $300 a year for the pool, two lighted tennis courts on Jester Boulevard, a basketball court, a pavilion and a playscape with a zipline.
- Schools people ask about
- Austin ISD, not Round Rock ISD: Hill Elementary, then Murchison Middle School (IB Middle Years) and Anderson High School (IB).
- Getting around
- The main entrance is Jester Boulevard off 2222; a back entrance comes in off Loop 360 through the Lakewood neighborhood. Quick access to the Arboretum and the Great Hills office corridor, a straightforward run to the Domain, and a manageable drive to the Apple Parmer campus.
- Nearby
- The West Bull Creek greenbelt and Balcones Canyonlands Preserve land along Bull Creek. A trail from Spicewood Springs Road runs through St. Edward's Park and a bird sanctuary and comes out near the top of Jester Estates. Many lots back to protected land that cannot be built on.
- The trade-off
- Quiet, wooded and private, with no retail and no through road. Steep lots bring complex foundations, retaining walls and drainage that need careful inspection, and multi-level plans matter for anyone planning to age in place.
