Jester Estates · Sell and Buy at Once
Selling and Buying at the Same Time in Jester Estates
Selling one home and buying the next, with the order, the money and the move worked out before you commit to either.
Selling and Buying at the Same Time in Jester Estates: what's different here
Selling one home and buying the next starts with one question: sell first or buy first? Moving up in Jester usually means Jester Point and the higher lots with Hill Country views.
The answer depends on how much of your next down payment is in your current home and what carrying two homes for a while would cost.
Talk about Jester Estates
Why Jester Estates buyers work with me
I grew up in Northwest Austin, have lived here since 1976 and have lived on the Mountain in the Spicewood Estates area since 2004. When I run both sides of a move, the dates line up because one person is planning them. Jester homes sell on setting, privacy and the views from Jester Point, and slope, retaining walls and drainage need attention before a buyer's inspector finds them.
How I handle it in Jester Estates
- Sell first to free up equity, with a possible short stay after closing negotiated with the buyer.
- Buy first to move once, with a bridge loan or line of credit your lender can price.
- A sale contingency, written well, when the market allows it.
- One plan for both homes. How I sell and how I help you buy.

Frequently Asked Questions
Should I sell before buying in Jester Estates?
It depends on your equity and what carrying two homes would cost. I'll walk through both with your lender's numbers.
Can I stay in my home after it sells?
Sometimes. A short stay after closing can be negotiated with the buyer.
Jester Estates
What sell and buy at once looks like in Jester Estates
A wooded hillside neighborhood off 2222, backing to preserve land, with the Jester Club's pool and tennis courts.
- The homes
- About 900 or more homes, built mostly in the 1980s and 1990s by national and regional builders, from ranch homes on quarter-acre lots to large custom multi-level homes on an acre or more, many backing to woods and preserve. Multi-level floor plans are common because the lots demand them. Jester Point holds the higher lots and the long Hill Country views. The Jester Club is separate from the Jester HOA: membership runs about $300 a year for the pool, two lighted tennis courts on Jester Boulevard, a basketball court, a pavilion and a playscape with a zipline.
- Schools people ask about
- Austin ISD, not Round Rock ISD: Hill Elementary, then Murchison Middle School (IB Middle Years) and Anderson High School (IB).
- Getting around
- The main entrance is Jester Boulevard off 2222; a back entrance comes in off Loop 360 through the Lakewood neighborhood. Quick access to the Arboretum and the Great Hills office corridor, a straightforward run to the Domain, and a manageable drive to the Apple Parmer campus.
- Nearby
- The West Bull Creek greenbelt and Balcones Canyonlands Preserve land along Bull Creek. A trail from Spicewood Springs Road runs through St. Edward's Park and a bird sanctuary and comes out near the top of Jester Estates. Many lots back to protected land that cannot be built on.
- The trade-off
- Quiet, wooded and private, with no retail and no through road. Steep lots bring complex foundations, retaining walls and drainage that need careful inspection, and multi-level plans matter for anyone planning to age in place.
