Downsizing in The Domain Area
Help with the whole move, not only the listing: sorting, haul-off, timing and the Texas tax rules that come with it.
Downsizing in The Domain Area: what's different here
Downsizing from a The Domain Area home is usually a life decision more than a market one. For long-time owners near the Domain, the lot may now be worth more than the house, which changes how a sale is planned.
The listing is the easy part. What makes the move work is everything around it: sorting, deciding what to fix, and timing the sale around the next home.

Why The Domain Area sellers work with me
I've lived in Northwest Austin since 1976, and much of my recent business has been along the Parmer and 183 corridors as buyers follow the jobs north. I hold the SRES designation, Seniors Real Estate Specialist, and I do whatever the move actually needs, including haul-off, vendors and sometimes the paint brush. Near the Domain, older homes in Gracywoods and Milwood and nearby condos sell to buyers who want to be close to work, and lot value matters more every year.
How I handle it in The Domain Area
- Sorting and placing belongings, and coordinating haul-off for what nobody wants.
- Deciding what's worth fixing before listing in The Domain Area, so you don't spend money that won't come back.
- The Texas tax questions: the over-65 school tax ceiling can transfer to a new homestead as a percentage, and the federal home-sale exclusion has limits. Confirm both with a CPA. More on downsizing.
- Timing around the next home, whether that's assisted living, a smaller house or a move closer to family.

Frequently Asked Questions
Do I need to update my The Domain Area home before selling?
Usually not much. I'll tell you which repairs are likely to pay you back and which to leave for the buyer.
Will I lose my over-65 tax freeze if I move?
Not necessarily. Texas lets you transfer the over-65 school tax ceiling to a new homestead as a percentage. Confirm the numbers with the appraisal district and a CPA.

What downsizing looks like in The Domain Area
Condos and older homes around the Domain, the North Burnet jobs cluster and Q2 Stadium.
- The homes
- The Domain itself has no privately owned homes; it is all rentals, and it is the focal point rather than the place you buy. "The Domain area" is a general idea, not a set boundary: buyers looking for it want something nearby, from small condo developments such as Stonehaven off Duval and Cerca at the Domain, to older single-family neighborhoods like Gracywoods, the closest established one, or Milwood across MoPac off Duval. Many of the older homes have been flipped or updated. In his read, the lots will eventually be worth more than many of the older houses on them, and tear-downs and new construction will follow, as they did closer in, south of 183 and east of MoPac.
- Schools people ask about
- Split between districts, sometimes from one house to the next. In Gracywoods, some addresses are Austin ISD (Pillow Elementary, Burnet Middle School, Anderson High School) and others are Pflugerville ISD (River Oaks Elementary, Westview Middle School, Connally High School). Confirm every address.
- Getting around
- Off MoPac and Braker, so I-35 rarely enters the daily drive. The McKalla rail station near Q2 Stadium opened in 2024, and an Uptown ATX station is expected around late 2027.
- Nearby
- The Domain's shops, restaurants and offices; the North Burnet/Gateway district, the densest cluster of corporate jobs in Northwest Austin; Q2 Stadium; and IBM's planned campus at Broadmoor next to Uptown ATX, expected around 2027.
- The trade-off
- Being close to the jobs and the Domain means older housing or attached homes, more traffic and noise, fewer trees and less yard. HOA rules and building quality vary a lot from one condo development to the next.
