Living in The Domain Area
Condos and older homes around the Domain, the North Burnet jobs cluster and Q2 Stadium.
Living in The Domain Area
"The Domain area" is a general idea, not a set boundary. The Domain itself has no privately owned homes. It's all rentals, and it's the focal point rather than the place you buy. When buyers ask me for the Domain, what they want is something near it: close to the shops, restaurants and offices, and close to the North Burnet and Gateway jobs.

How I serve buyers near the Domain
I help buyers figure out which kind of home near the Domain fits: a condo for the shortest commute, an older single-family home with a yard, or something farther out with more space. I also help owners of older homes here think about timing, since the land under some of these houses is becoming the main source of their value.

What's for sale nearby
- Small condo developments, such as Stonehaven off Duval and Cerca at the Domain. HOA rules and building quality vary a lot from one development to the next.
- Gracywoods, the closest established single-family neighborhood to the Domain, where many homes have been flipped or updated.
- Milwood, across MoPac off Duval, another established option within a short drive.
In my read, the lots here will eventually be worth more than many of the older houses on them, and teardowns and new construction will follow, as they did closer in, south of 183 and east of MoPac.
Schools: they can change house to house
School districts here can change from one house to the next. In Gracywoods, some addresses are Austin ISD, feeding Pillow Elementary, Burnet Middle School and Anderson High School, while a neighboring house can be Pflugerville ISD, feeding River Oaks Elementary, Westview Middle School and Connally High School. Confirm every address.
Getting around and everyday life
Everything here runs off MoPac and Braker, so I-35 rarely enters the daily drive. The McKalla rail station near Q2 Stadium opened in 2024, and an Uptown ATX station is expected around late 2027. IBM's planned campus at Broadmoor, next to Uptown ATX, is expected around 2027.
The trade-off: being close to the jobs and the Domain means older housing or attached homes, more traffic and noise, fewer trees and less yard.
