Buying with a VA loan in Austin
VA financing and moves on a deadline, with a lender experienced in VA loans and a search that respects your timeline.
What a VA purchase involves
A VA loan is one of the strongest benefits veterans and service members earn. For buyers who qualify, it can mean little or no down payment and no monthly mortgage insurance. It also comes with its own steps: a certificate of eligibility, a VA appraisal, and property requirements the home has to meet.
None of that should stop a VA buyer from competing for a good home. It does mean the offer should be written with those steps in mind, and the timeline planned around them.

How I help VA buyers
- Start with the right lender. A lender who handles VA loans regularly makes the difference between a smooth appraisal and a scramble. I can introduce you to local lenders I trust.
- Write offers sellers take seriously. I explain to the listing agent how the VA process works, so your offer is judged on its terms and not on old assumptions about VA loans.
- Look closely at condition. The VA appraisal checks that a home meets minimum property requirements. I'll point out likely issues before you're under contract, not after.
- Plan around your dates. Moves on orders come with fixed dates. We work backward from yours.

Older homes and the VA appraisal
Much of Northwest Austin was built between the 1970s and the 1990s. Those homes often have the lots and locations buyers want, along with the wear that comes with age: original roofs, older AC systems and water heaters, and in some neighborhoods older plumbing.
That doesn't rule them out for a VA loan. It means looking at condition early. If something is likely to come up in the VA appraisal, it's better to know before you write the offer, so the contract can account for it and you're not negotiating repairs under a deadline.
Newer communities, like much of Avery Ranch and Ranch at Brushy Creek, tend to raise fewer of these questions. The trade-off is often a longer drive in toward central Austin. We'll weigh that against where you'll be working.
