Living in Anderson Mill

One of Austin's oldest master-planned communities, between 183, 620 and Anderson Mill Road, with its own pools, parks and trails.

Living in Anderson Mill

Anderson Mill is one of Austin's oldest master-planned communities, built mostly in the late 1970s and 1980s. About 3,500 homes straddle the 78729 and 78750 ZIP codes, bordered by 183, 620 and Anderson Mill Road.

What sets it apart from every other Northwest Austin neighborhood I work in is its own infrastructure. The Anderson Mill Limited District, the neighborhood's own taxing district, runs the Anderson Mill pool and the El Salido pool, plus tennis courts, parks and trails.

How I serve Anderson Mill

Anderson Mill is often where buyers find a Westwood school pathway at a more approachable price, and where longtime owners find a ready market when they decide to move. I help both sides understand what a home of this age needs.

Schools and sides of the neighborhood

Anderson Mill is Round Rock ISD. The side closer to 183 feeds Anderson Mill Elementary, and the side closer to 620 feeds Purple Sage Elementary. All of it then feeds Grisham Middle School and Westwood High School.

Homes and housing types

Streets are denser and lots are more modest than in the hillside neighborhoods, and prices are more affordable. The lower end of the range here is comparable to Barrington Oaks.

Most homes are original to the late 1970s and 1980s, so roofs, AC systems, water heaters and plumbing are worth a close look. Updated homes stand out, and dated ones are often where the value is for a buyer willing to do some work.

Getting around and everyday life

183 and 620 border the neighborhood, so the tech corridor along Parmer and the shopping along 183 are close.

The neighborhood's own pools, parks and trails are the daily difference. In the other Northwest Austin neighborhoods, recreation comes through private clubs or City of Austin facilities. Here it's part of the community, paid for through the district's tax. The trade-off: older homes and no preserve backdrop.
