Living in Far Northwest Austin
Newer master-planned communities out toward 620 and Parmer, from Canyon Creek's preserve setting to the many sections of Avery Ranch.
Living in Far Northwest Austin
Far Northwest Austin is where the city's newer neighborhoods meet the hills: master-planned communities out toward 620, Parmer and the 183A corridor, built mostly from the 1990s on. Compared with the established neighborhoods closer in, the homes are newer and larger, the HOAs do more, and the drive to central Austin is longer.
It's also where much of my recent business has come from: buyers relocating for jobs along Parmer, and families moving up from older homes who want something newer without leaving the area.

How I serve Far Northwest Austin
The big decisions out here are about trade-offs: newer house versus longer commute, one school district versus another, a deep amenity HOA versus more freedom. I help buyers weigh those honestly and help sellers stand out in neighborhoods where many similar homes can be on the market at once.

Far Northwest Austin neighborhoods
- Canyon Creek: a 1990s and 2000s master-planned community in 78726, with a deep amenity set, a nature trail, and schools split between Round Rock ISD and Leander ISD.
- Avery Ranch: a large 2000s and 2010s community off Parmer in 78717, built in many sections by many builders, with its own patchwork of school assignments.
Homes and housing types
Most homes here were built by production and semi-custom builders, so floor plans repeat within a section, and quality can vary from one section to the next. In Avery Ranch, for example, builder quality generally rises from the back toward Brushy Creek up to the front near Parmer.
Even the newer homes are now old enough that original roofs, AC systems and water heaters are near the end of their service life in many cases, so inspections still matter.
School districts are the biggest variable. Round Rock ISD and Leander ISD both serve this area, and the line runs through neighborhoods, not around them. If schools matter to you, check every address.
Getting around and everyday life
Parmer Lane, 620 and 183 carry most daily trips, and the Apple Parmer campus is close to many of these neighborhoods. Central Austin is a longer drive than from the established neighborhoods closer in.
Amenities come with the neighborhoods: pools, courts, playgrounds and trails run by the HOAs, plus the Canyon Creek nature trail and preserve land along the western edge.
