Living in North Austin

North Austin, for the purposes of this site, is the job center of Northwest Austin: the Domain, the North Burnet and Gateway district around it, and the older neighborhoods nearby. It has the densest concentration of corporate jobs in this part of the city, and IBM plans to move its Austin workforce to a new campus at Broadmoor, next to Uptown ATX, around 2027.

How I serve North Austin

Most of my North Austin buyers want to be close to work, and the question is what kind of home gets them there: a condo, an older single-family home, or a newer home a little farther out. I help them weigh those options, and I help owners of older homes here understand what their lot may be worth as the area changes.

Homes and housing types

The Domain itself has no privately owned homes; it's all rentals. What's for sale nearby is small condo developments and older single-family neighborhoods, like Gracywoods and Milwood, where many homes have been flipped or updated.

In my read, the lots here will eventually be worth more than many of the older houses on them, and teardowns and new construction will follow, as they did closer in, south of 183 and east of MoPac.

School districts can change from one house to the next here, between Austin ISD and Pflugerville ISD. Check every address.

Getting around and everyday life

MoPac and Braker carry most trips, so I-35 rarely enters the daily drive. The McKalla rail station near Q2 Stadium opened in 2024, and an Uptown ATX station is expected around late 2027. Shopping, restaurants and offices at the Domain are a short trip from almost anywhere here.
