Living in Round Rock

A city of its own on I-35 north of Austin, with its own major employers, and established and newer neighborhoods on the west side.

Living in Round Rock

Round Rock is its own city, not an outpost of Austin. It sits on I-35 about 20 miles north of downtown, with its own major employers, including Dell, Baylor Scott & White and St. David's, and a large park system anchored by Old Settlers Park.

My focus here is the west side of the city, in neighborhoods like Round Rock West, Behrens Ranch and Sendero Springs, Mayfield Ranch, and Stone Canyon and Fern Bluff.

How I serve Round Rock

If you're weighing Round Rock against Northwest Austin, Cedar Park or Georgetown, the question is what the extra space is worth against the drive, and I'd rather help you answer it honestly than sell you on either side. My article on Northwest Austin vs. Round Rock walks through it.

West Round Rock neighborhoods

  • Round Rock West: an established neighborhood with its own park, Round Rock West Park.
  • Behrens Ranch and Sendero Springs: two neighborhoods side by side, with a community park, a pool and a greenbelt trail on the Sendero Springs side.
  • Mayfield Ranch: the newer of the group.
  • Stone Canyon and Fern Bluff: established neighborhoods with a similar feel.

Pages for each of these are coming to this site. In the meantime, I'm glad to talk through any of them.

Homes and schools

Compared with Northwest Austin, you generally get more square footage, and often a newer home. What you give up is the hills, the mature established neighborhoods, and being close to Apple and the western Parmer corridor.

Getting around and everyday life

Most trips run on I-35 and 45. Apple on Parmer and the Domain are each about 25 to 40 minutes in normal traffic.

I-35 is the honest variable. A drive to downtown that takes 25 minutes at 10am can take 50 to 60 at rush hour, and buyers who visit on a weekend never see that. If you'll commute south every day, drive it at your real departure time before you commit.
