Anyone can unlock a door. My value shows up in the strategy behind the sale: the pricing call, the timing call, the negotiation you didn't see happen behind the scenes. I don’t wing it, rather I ask the right questions, offer straightforward guidance, and make sure every step is intentional. I’m not here to rack up transactions, I’m here to help you make the best possible real estate move with the kind of insight you don’t find on a listing sheet.
I’ve lived in Austin since 1976, back when 183 was two lanes and Spicewood/Balcones was just turning into a neighborhood. I’ve seen this city evolve from a quirky college town to a booming, complex metro. That means I bring a long-term perspective on what really drives value here - and how the past, present, and future of Austin all shape smart decisions. I’m a proud graduate of The University of Texas at Austin with a BBA in Finance & Real Estate from McCombs, and I started in this business as a market analyst before getting licensed in 1995.

Since 2002, I’ve been a licensed Texas Real Estate Broker and have helped hundreds of clients buy and sell homes across the Austin area, including thoughtfully helping seniors downsizing later in life. I’ve worked through tech booms, downturns, interest rate swings, and seller’s markets that last years longer than anyone expects.
I hold multiple advanced certifications, including:
Seniors Real Estate Specialist (SRES)
Certified Residential Specialist (CRS)
Certified Negotiation Expert (CNE)
Accredited Buyer Representative (ABR)
e-PRO®
More importantly, I’m a straight-shooter who combines analytical thinking with a service-first mindset. Clients work with me more than once because they trust that I’ll keep them informed, protect their interests, and never treat them like a transaction.
That’s the kind of feedback I hear often, and I take it as a win. I’m not here to rehearse sales scripts or push you into a rushed decision. I’m here to walk you through the process with clarity, strategy, and zero pressure.
Clients say working with me feels different - more grounded, more informed, more human. That’s intentional.
If you want an agent who communicates clearly, plans ahead, and doesn’t treat you like a transaction, we’ll get along just fine.
